Cost of living in Armenia per month for freelancers (2026)
Rent, bills, food and transport in Yerevan at three comfort levels, with dated sources, and how to work out what a freelancer must earn to cover them after tax.

The cost of living in Armenia per month for one person in Yerevan is roughly AMD 400,000–700,000Estimate: Not yet confirmed by an official source. Last checked October 5, 2026. including a standard flat, according to a guide written in August 2026, before this autumn's rent rise. Numbeo, updated October 3, 2026, puts everything except rent at AMD 282,999 a month and a one-bedroom at AMD 327,548 in the centre or AMD 226,955 outside it. Rent is the number that decides which end of that range you live at, and it is also the number that moved most this year.
What the cost-of-living sites leave out is that a freelancer pays for all of this from income after tax and after the fixed charges an individual entrepreneur (IE) owes whether or not a client pays on time. This post gives you the living costs with their dates and sources, then the tax side, and then shows how to put the two together in the calculator.
Cost of living in Armenia per month for one person
Prices below are in drams, because that is what you pay in, and every figure carries its source. Numbeo is crowd-sourced: its Yerevan page rests on 1,233 price entries from 115 contributors over the past year. That is a decent sample for a city this size, and still not an official statistic.
Here are three ways a single person might live in Yerevan. Add the rent column to the other column and you have the month.

The comfortable row is the least precise. That rent figure comes from listing data across all apartment sizes, so it is a rough stand-in for "a bigger, nicer place in the centre", not a quote for any particular flat.

Winter is the line people underestimate. A flat heated with gas costs far more in January than in June, and a draughty Soviet-era apartment costs more again. The household gas price itself is regulated: the Public Services Regulatory Commission sets it at AMD 143,700 per thousand cubic metres, and ARKA reported that it stays unchanged until the end of 2026. What varies is how much gas your flat burns. Ask the landlord for last winter's bills before you sign.
Utilities, building maintenance and internet are normally paid by the tenant on top of the rent. If a listing looks cheap, check whether the price includes anything at all.

Why rent figures disagree so much
Numbeo puts a central one-bedroom at AMD 250,000–500,000. English and Persian expat guides, which usually quote in dollars or euros, come out much higher, and across all the sources we read the gap reaches about a factor of two. Neither side is lying. Numbeo and the local guides average what residents report paying. The expat guides describe the furnished, freshly renovated flats that agents show to foreigners, often priced for someone on a short stay. If you arrive on a Monday and need keys by Friday, you will probably pay the expat price. If you can spend a few weeks on list.am and in the Facebook groups, and read the listings in Armenian or Russian, you have a better chance of landing nearer Numbeo's figure.
One trap in the listings: Armenian ads count rooms, not bedrooms. A "two-room" flat is usually one bedroom plus a living room.

How much you need to earn to cover that after tax
Take the monthly total you arrived at above and multiply it by twelve. That is your spending for the year. Then work backwards through what an IE pays before anything reaches your pocket.
First, the fixed charges. These do not depend on whether it was a good year:

- A social payment FX-02: Social (pension) payment for IEs. Not confirmed may also apply. Whether it applies to foreigners, and to which IEs, is unknown, so the calculator leaves it out and says so.
Stamp duty and health insurance are annual bills, both reportedly due in spring, so put a twelfth of them aside every month rather than meeting them in one go. Second, the tax itself. Turnover tax is a percentage of what clients pay you, not of your profit. To find the turnover you need, add your yearly spending to the fixed charges and divide by one minus your tax rate. Under microbusiness, if you appear eligible, the turnover tax is zero but stamp duty and health insurance still apply.
Third, leave a margin. Foreign clients pay late, the dram moves against the dollar and the euro, and the first month in a new flat costs a deposit on top of the rent. None of that is tax, and all of it comes out of the same account.

What a designer, a developer and a tutor keep
The tax rate depends mostly on what you do, not on how much you earn, so three people with the same income can keep quite different amounts. Three common cases, using the regimes in our rule set:

A designer billing a German agency for brand work usually falls under the general services rate on turnover tax, 10%Estimate: Uses at least one rule that an accountant has not verified yet. Whether design is shut out of microbusiness is one of the points where our sources conflict MB-03: Disputed microbusiness exclusions. Sources disagree. At that rate the percentage, not the fixed charges, is most of what goes to the state.
A tutor teaching English online is the case where microbusiness comes up most. Educational services reportedly remain eligible for it MB-02: Activities excluded from microbusiness. Sources agree, not verified, though the details of the excluded list are disputed. If the tutor qualifies and turnover stays within AMD 24,000,000Estimate: Uses at least one rule that an accountant has not verified yet., there is no turnover tax at all, and the fixed charges are all that goes to the state under our rule set. Above that cap, or if the activity turns out to be excluded, the general services rate applies.
We are not printing take-home figures for each of them here. The rates in our rule set are still marked as estimates until an accountant confirms them, and a number in a blog post does not update when the rules do. The calculator uses the same rule set, shows the regimes each person appears eligible for and ranks them by estimated cost. It does not tell you which one to pick, and neither do we. Try it at three incomes: a bad year, a normal year and a good year. The bad year tells you more about whether Yerevan works for you than the good one does. Why rents in Yerevan jumped after 2022, and again in 2026
When people ask "why is Yerevan so expensive", they almost always mean rent, and rent is what the reporting below tracks.
The first jump came in 2022 and 2023, when a large wave of people arrived from Russia in a short time and competed for the same central flats. Rents then fell back: JAMnews reported a fall of about 30%Estimate: Not yet confirmed by an official source. Last checked October 5, 2026. from the mid-2023 peak by January 2025, and the Armenian Mirror-Spectator described the same slide for a typical flat in Arabkir.
The second jump is happening now. Listing data from Tvyal, quoted by Panorama.am in September 2026, put the average asking rent for a central flat of any size at AMD 462,000Estimate: Not yet confirmed by an official source. Last checked October 5, 2026., up from AMD 388,000Estimate: Not yet confirmed by an official source. Last checked October 5, 2026. about three months earlier. Rises by district ranged from 20%Estimate: Not yet confirmed by an official source. Last checked October 5, 2026. to 70%Estimate: Not yet confirmed by an official source. Last checked October 5, 2026. and said the supply of cheaper flats had shrunk. Panorama's source links the rise to new arrivals from Russia. In early October 2026 the Prime Minister called rising rents a concern but announced no measures.
All of this comes from one listing data source, repeated by several outlets. Asking rents are not the same as what people end up paying, and the figures cover a few months of one unusual season. Treat the figures as a direction, not a price list. That is also why the August guide's total at the top of this post is probably low for anyone signing a lease this autumn.
Is Yerevan more expensive than Tbilisi?
We cannot give you a checked answer. We have only researched Armenian prices to the standard of this post, and we cover only Armenian tax. Anyone telling you one city is cheaper should be able to say which figure, from which source, on which date.
If you want to compare yourself, use the same site, the same category and the same week for both cities. Numbeo has a page for each, and its "one-bedroom in the centre" line is a fair single comparison to start with. Then remember that the tax side is a separate question: a cheaper flat can be outweighed by a higher tax bill or the other way round, so look at what is left after tax in each place, not just at rent.
How to read prices in tomans or roubles without them going stale
Most toman and rouble figures you find online were converted once, at some rate, on some day, and the page rarely says which. The rial and the rouble have both moved a lot against the dram in recent years, so a Persian guide quoting a monthly budget in tomans from last year can be badly off even if the dram prices behind it have not changed.
Three habits that keep figures honest:
- Keep your budget in drams. Rent, bills and groceries are paid in drams, even when a landlord quotes the rent in dollars and you settle at an agreed rate.
- Convert on the day you need the number, and write the date next to it. The Central Bank of Armenia publishes official exchange rates. The rate your bank gives you will differ.
- Ignore converted figures on aggregator pages. Numbeo's dollar view, for example, uses its own rate. Its dram figures are the ones to quote.
If you earn in dollars or euros, the same logic runs the other way. Your income in drams changes with the exchange rate, which moves your tax, can push you across the stamp duty line, and changes how much of the budget table you can afford. How much do I need a month to live in Yerevan as a single person?

Numbeo's non-rent estimate is AMD 282,999, so the answer depends mostly on the flat. Rents have risen since August, so start from a current listing rather than a guide.
Does the calculator include living costs?
No. It shows tax, fixed charges and what you keep from your income. Compare what you keep, divided by twelve, with your own budget.
Are utilities included in the rent?
Usually not. Electricity, gas, water, building maintenance and internet are normally the tenant's, on top of the rent. Ask before you compare two listings.
Is the Numbeo figure reliable?
It is a reasonable average of the entries noted above, but it is crowd-sourced and it lags fast-moving rents. Check the update date on the page before you quote it.
What does a family of four spend?
Numbeo's estimate for a family of four is AMD 1,033,569 a month before rent. A larger central flat on top of that is where the budget swings most.
Do the fixed IE charges apply in my first year?
Stamp duty does, reportedly paid the following spring, and so does the fixed monthly payment if you are on turnover tax. Whether stamp duty is reduced for a part year is unclear. Health insurance does not, because it is based on the previous year's turnover and a new IE has none. The calculator assumes last year's turnover equals this year's, so in your first year it includes health insurance that you will only pay the year after.
