Long-term rentals in Yerevan: dated rents by district, the usual deposit and agent fee, what a lease must cover, and why it matters for your bank and residence.

Yerevan apartments for rent long term are listed mostly on list.am and myrealty.am, cost noticeably more than a year ago, and come with a security deposit plus, if an agent found the flat, a commission. The part most guides skip is the lease itself. Armenian law expects a written, notarised contract, many landlords prefer a handshake, and that gap decides whether your flat can later serve as proof of address at a bank. Everything below with a figure carries its source date, because Yerevan rents moved fast in summer and autumn 2026.
Yerevan apartments for rent long term: what they cost in 2026
There is no official rent statistic for Yerevan. What exists is crowd-sourced data, listing-site analysis and relocation guides, and they disagree by a wide margin. Here is what we trust most, with dates.

The second source is listing data from the economist Aghasi Tavadyan's Tvyal project, quoted by Panorama.am in September 2026. It covers all flat sizes, so it does not line up with Numbeo's one-bedroom column. The average asking rent in central Yerevan went from AMD 388,000Estimate: Not yet confirmed by an official source. Rent by district
Kentron is the most expensive, Arabkir is close behind, and outer districts such as Nor Nork, Avan, Shengavit and Ajapnyak are cheaper. That ranking is about the only thing the sources agree on. The Kaleske guide (August 2026) gives AMD 300,000–500,000Estimate: Sources disagree; this is the figure most of them give. Last checked October 5, 2026. for a larger flat in Arabkir. Those are disputed figures, written before the autumn rise. Persian and English expat guides quote much higher prices in dollars or euros, probably because they list renovated, furnished flats aimed at foreigners.
One trap in listings: Armenian ads count rooms, not bedrooms. A "two-room" flat is usually one bedroom plus a living room. If an ad's price looks low for a two-bedroom, check which one it means.
How much the market moves
Rents have fallen before. After the arrivals of 2022, prices peaked around mid-2023 and then fell by about 30%Estimate: Not yet confirmed by an official source. Last checked October 5, 2026. by early 2025, according to JAMnews. They climbed again from late 2024 and sharply in 2026, which Panorama links to a new wave of arrivals from Russia. In October 2026 the Prime Minister called rising rents a concern, Armenpress reported, but announced no measures. If you are signing for a year, the rent-increase clause in your lease matters more than usual.
Rent in the budget
Utilities usually come on top of the rent: electricity, gas, water, building maintenance and internet are normally the tenant's. Last checked October 5, 2026. in winter, higher in a badly insulated flat with gas heating. Numbeo's broadband average is AMD 8,727, and its estimate for a single person's other monthly costs, without rent, is AMD 282,999.
Whether that is comfortable depends on what your income leaves after tax. The cost-of-living budget for freelancers puts rent next to everything else, and the calculator shows what is left of your income under each regime you appear eligible for, which is the number to hold a rent against.
Where to look, and how to avoid getting burned
Long-term flats are listed mainly on list.am, myrealty.am, estate.am and besthouse.am. Facebook groups are used too, and Iranian and Russian Telegram channels carry rent posts alongside job ads and agency promotions. Treat Telegram as a lead, not a source: nobody checks what is posted there. Many Russian-language search results are daily-rental aggregators, which is a different market with different prices.
We found no official data on rental fraud in Yerevan, so we cannot tell you how common it is. The checks below follow from how a lease works, not from a list of known schemes:
- See the flat in person, or have someone you trust do it, before paying anything.
- Ask for the owner's property certificate and check that the name on it matches the person signing the lease. If someone else signs, ask for their power of attorney.
- Pay the deposit and first month when you sign, against the signed lease, and get a receipt or pay by bank transfer to the person named in it.
- Agree the agent's fee in writing before the first viewing, including who pays it.
- Be wary of a central flat priced well below the ranges above, especially if the "owner" is abroad and wants money first.
Deposits and agent fees in Yerevan
No law sets the deposit. In practice it is usually 1Estimate: Sources disagree; this is the figure most of them give. Last checked October 5, 2026. month's rent, and some landlords ask for more for new or premium flats. The city's own tourism site, Visit Yerevan, tells newcomers to expect first and last month's rent up front. Write in the lease when the deposit comes back, and what can be deducted from it.
Agent commissions vary just as much. Visit Yerevan says agents take up to 50%Estimate: Sources disagree; this is the figure most of them give. Last checked October 5, 2026. of the first month's rent, usually split between landlord and tenant. Other guides say the tenant often pays it alone, and some report higher amounts. Rent directly from an owner and there is no commission at all.
Rents are often quoted in US dollars and paid in drams at an agreed rate. If yours is, put the currency and how the rate is fixed in the contract, so a jump in the dollar does not turn into an argument.
What a lease in Armenia should include
Under the Civil Code, a residential lease is a single written document signed by both parties and is subject to notarial certification, and the rights under it are subject to state registration with the Cadastre Committee. Visit Yerevan says leases are signed at a notary. Plenty are not. Whether an unnotarised lease is still enforceable is a question for a lawyer, not a blog, so we will not tell you it is void, and we will not tell you it is fine.
A practical checklist, adapted from the Armenia Center guide of September 2026:
- both parties' names and passport details, and the owner's title;
- the term, the monthly rent, the payment date and the currency;
- the deposit, when it is returned and what can be deducted;
- who pays electricity, gas, water, maintenance and internet;
- how either side can end the lease, and the notice required;
- whether and how the rent can rise during the term;
- an inventory of furniture and appliances, ideally with photos;
- a version in a language you read. A bilingual contract is normal.
Three Civil Code rules are worth knowing even if your lease is silent. If the lease has no fixed term, either side can end it with 3 months' notice, unless the contract sets something else. If the owner sells the flat, the lease survives and the buyer becomes your landlord. And you need the landlord's consent to sublet.
Why some landlords avoid official leases
A notarised or registered lease puts the rental on record. A landlord who does not register the lease with the Cadastre is supposed to file a free notice with the State Revenue Committee within 5 days of handing over the flat, under a government decision of June 8, 2023 (the service page on hartak.am describes it). Either way, the rental ends up on an official record.
That record has a cost for the landlord, because rental income is taxable. Secondary sources citing the Tax Code, such as tuk-tuk.am, say an individual who rents out a flat pays income tax on the rent. Our rule set does not include that tax yet and we have not checked its rate against the Tax Code, so we do not quote it. The same sources report fines for landlords who neither register nor notify, and they disagree on how the fine is calculated.
So when a landlord says "no contract, it's cheaper", that is usually what is going on. The tax is the landlord's obligation, not yours. Tenants do not file the notice either. If you plan to rent through your IE, for example to use the flat as your business address, the position can be different, and an accountant should look at it before you sign.
How the lease affects the bank, the social card and residence
This is where an informal arrangement starts to cost you.
Opening a bank account
Banks ask non-citizens for proof of an address in Armenia. Ameriabank's document list names a utility receipt or a residence reference as examples, and in practice a lease is what most foreigners bring. A notarised or notified lease is the easiest to accept. The social card
The public service number, the "social card", is available to foreigners lawfully present in Armenia, according to hartak.am. The number is free and is issued online with an e-ID or at a Migration and Citizenship Service office by appointment. Eligibility depends on your status, not your address.
Address registration for Russian citizens
Russian citizens are exempt from registering their place of stay for 30 days after entry, under a Russia–Armenia agreement of 2014. After that, registration under Armenian law is required. What it involves in practice, and whether the owner of the flat has to take part, we could not confirm from an official source. Some Russian-language guides claim an address stamp lets you stay without a time limit. We found no legal basis for that. The details are in how long Russians can stay in Armenia.
Residence permits
Under the system in place until November 1, 2026, the official document list for temporary residence does not include a lease or any proof of address. From that date the amended Law on Foreigners applies, and the government decision that sets the new document list had not been published when we checked. The law does say the new platform will check Cadastre data on housing and property. What that means for a tenant with an unregistered lease nobody has explained yet, and we will not guess whether a lease will be on the new list. The November 2026 checklist tracks the reform.
Renting a flat is not itself a ground for residence. Under the current law, buying one is not a ground either: the grounds are things like work, family, business activity and Armenian descent. From November 1, 2026 the amended law adds permanent residence based on investment, but the amount and the qualifying assets are left to a government decision that was still a draft when we checked. Caution
Before you sign a lease you will rely on for a bank or a residence application, ask the landlord directly whether they will notarise it or file the notice with the State Revenue Committee. Ask before you pay the deposit, not after.

How much is rent in Yerevan per month?
For a one-bedroom flat, Numbeo's average on October 3, 2026 was AMD 327,548 in the centre and AMD 226,955 outside it. Listing data showed rents rising sharply through summer 2026, so check current ads before you budget.
Is a deposit refundable?
It should be, minus documented damage, but only the lease says so. Write the return date and the allowed deductions into it, and keep the move-in inventory with photos.
Do I need a notary for a rental contract in Armenia?
The Civil Code makes a residential lease subject to notarial certification. Many people rent without one. For a bank account, a notarised or SRC-notified lease is far easier to use. Whether the residence system will ask for one after November 1, 2026 is not yet known.
Who pays tax on rent in Armenia, the tenant or the landlord?
The landlord. Secondary sources citing the Tax Code say an individual landlord owes income tax on the rent, and the duty to register the lease or notify the State Revenue Committee is also the landlord's. The tenant files nothing.
Does renting a flat give me residence in Armenia?
No. A lease can be useful paperwork, but renting is not a ground for residence.
